Once a sale is agreed, the buyer makes a non-refundable payment towards your property meaning the sale is highly likely to succeed – fewer than 1% of our sales fall through.
Your property gets sold fast. The buyer must complete within the auction timescales being 28 or 56 days

Can I view a property prior to auction?
Yes. We would strongly recommend viewing any lots before placing a bid.
Can I get a survey?
Yes. If you would like a survey carried out or need one to obtain a mortgage, you can have one done prior to the auction.
I need a mortgage, can I buy at auction?
Providing your lender has agreed that the property you would like to bid on is mortgageable it is possible to purchase through auction. Please be aware unconditional lots will exchange immediately so you must have your nances in place prior to bidding.
What is the reservation fee?
The seller has elected to sell their property under these terms and conditions and an additional fee applies separate to the purchase price.
Can I change my mind?
Once the hammer has fallen on unconditional lots you are legally bound to complete the sale. On conditional lots, sold without a legal pack, you would forfeit your deposit but are not bound to continue with the purchase
What is a legal pack?
An auction legal pack is produced by the seller’s solicitors for you to view prior to bidding. These packs are available on all unconditional lots and can be downloaded from pattinsonauctions. co.uk. They contain copies of searches, land registry documents, leases, special conditions and any other necessary documents to allow immediate exchange of contracts. We strongly recommend you thoroughly read through a legal pack and consult with a solicitor if you have any concerns before bidding on an unconditional lot.

Our Guide To Selling At Auction
For some sellers their initial reaction to auction is – “that’s only for desperate people” or “I’m not giving my house away” or “that’s only for run down properties.” The truth is that auction offers a secure method of selling a property, providing a platform for exposure whilst you retain control of the process.
All properties are sold subject to a reserve price. Your property won’t sell for less than your agreed amount meaning you are in control of the price you accept.

Selling your property at auction offers a host of benefits that are not available to you when selling using traditional methods.
A reserve price is agreed on your property, this is the lowest figure you would accept and we cannot sell the property for anything less than that amount.
A starting bid is used to advertise the property. It is set lower than your reserve price to generate interest and viewings.
Buyers can view the property before the auction date and we encourage them to do so, as on the fall of the hammer they a financially committed to purchasing your property.
You will be kept updated with feedback from viewings and offers prior to the auction. If you are selling unconditionally your solicitor will produce a legal pack with all the information a buyer will need to exchange contracts on the fall of the hammer.
This property may be offered at a live auction event or in our fantastic online auction. It will sell for the highest bid above the reserve.
